COMPLIMENTARY ARIZONA BUYER'S INFORMATION

Knowledge is POWER: Understanding the Arizona Real Estate Market

When Buying Homes In Arizona, it is absolutely crucial when buying real estate in Arizona to come from a position of knowledge. One way to empower yourself is to have as much information as possible.  We are trained to use cutting edge marketing tools for your real estate needs. Negotiating to buy a home is one of the most important things you will ever do. Make sure that you have "The Knowledge of Arizona" working with YOU.

Step 1: The Earlier The Better: Gathering Information

You are already on the right path by being here. Educate yourself on the home buying process, Set up automatic NEW HOME NOTIFICATIONS FROM THE MLS and start getting to know the homes in the areas you want to live in.  By getting to know the market and the homes that are available, you will be better positioned to make a sound financial decision on which home suits you the best.

Step 2:  Knowing How Much Of A Home You Can Purchase

Lenders typically recommend that people look for homes that range no more than three to five times their annual household income.

You should make this determination based on your own financial situation.  Consider making a monthly payment into a savings account to start to save money for a down payment.  Also ask a lender about the availability of any 100% financing programs as well as FHA and VA programs with low to no money out of pocket.

Step 3: Get Pre-Qualified For Your Mortgage

When a great buy comes along there can be several offers. The best way to win in a bidding war is to get pre-approved, not just pre-qualified! You'll need to provide some additional financial information to your lender, such as your income, savings, and investments etc. Your lender will review this info and tell you how much he or she can lend to you and issue a Pre-approval once your credit has been checked. This may also involve providing your financial documents such as W-2 statements, paycheck stubs, bank account statements, taxes, etc., so that you, your lender, and the Seller can rest assured that you are able to buy their home and that you are worthy of winning the bid.

If you would like to get pre-approved please contact us.  We can provide you a list of the best lenders in Scottsdale, Paradise Valley, Tempe, Phoenix, Chandler, Fountain Hills, Ahwatukee, Mesa, Gilbert, Glendale, Peoria, Cave Creek and Carefree.

Step 4: Find The Right Real Estate Agent

Real estate agents are very important partners when you’re buying or selling a home. Real estate agents can provide you with helpful information on homes and neighborhoods that isn’t easily accessible to the public. Our knowledge of the home buying process, negotiating skills, and familiarity with the area you want to live in can be extremely valuable. And best of all, it doesn’t cost you anything to use an agent.  Agents are compensated from the commission paid by the seller of the home.

As a member of our great team, I would like to apply for this job! We would love to assist you.   If you are interested in purchasing or selling your home please feel free to contact us at 602-349-2274. We are available to help and we feel we have the knowledge and experience to make sure when you purchase or sell it will be smooth and seamless.

Step 5: Look For Your Perfect Home And Know When To Make An Offer

It is time for you and I to start looking at properties! It might be helpful to take notes and photos on all the homes you visit. You will see a lot of properties! It can be hard to remember everything about them, so you miht want to take notes, pictures and/or videos to help you remember the details of each property.

Make sure to pay attention to all of the small details of each home. For example:

• Check the plumbing by running the showers, sinks and toilets to see how strong the water pressure is and how long it takes to get hot water.

• Test the electrical system by turning switched on and off.

• Open and close the windows and doors to see if they work properly.

It’s also important to evaluate the neighborhood and make notes of items such as:

• Are the other homes on the block well maintained? I.E. Look at exterior Roof and Lansdscaping.

• How much traffic does the street have?

• Is there enough street parking for your family and visitors?

• Is the property conveniently located near schools, shopping centers, restaurants, parks, airport, hospitals, or your job?

Take as much time as you need to find the perfect home. Then together we will negotiate a fair offer based on comparable homes in the same area. Once you and the seller have come to terms, the home will go into Escrow. During this time we will complete the remaining steps in the your home buying process.

Step 6: Get Your Home Inspected

Normally, Contracts are contingent on a property inspection to check for signs of structural damage or items that may need repair. As your agent, we will help you arrange to have an inspection conducted within a few days of the contract being accepted by the seller. This contingency protects you by providing you an opportunity to renegotiate your terms or withdraw your offer without penalty if the inspection reveals significant material damage.

Both you and the seller will receive a copy of the home inspection report. You can then determine if you would like to request that the seller shall repair items on the property prior to closing Escrow on the home. Before the home closes, you will have the opportunity to do a walk-through of the home, which gives you the opportunity to confirm that all agreed-upon repairs have been completed.

Step 7: Get An Appraisal On The Home

Your lender and loan officer will arrange for an appraiser to provide an independent estimate and market value of the home you are purchasing. The appraiser is a member of a third party company. The appraisal will allow you and your lender to know if you are in fact purchasing the home at a fair price.

Step 9: Closing Escrow

At closing, you will sign all necessary documents required to complete your home purchase, including your loan documents and deed. Once recordation is complete, you are ready to move into your new home!

Step 10: Enjoy

Congratulations and welcome home!
